Formula:

Effective monthly rent cost = base rent + monthly fees and utilities + renter insurance + (one-time move-in costs ÷ lease months). Total lease cost = recurring monthly cost × lease months + one-time move-in costs.

What the result means

Effective monthly rent cost is the central planning estimate produced from the values you enter.

Refundable deposits are still treated as a cost here unless you exclude them from the move-in amount.

Given: $1,800 rent, $250 in monthly fees and utilities, $20 insurance, $1,800 in move-in costs, and a 12-month lease.

Calculation: Recurring cost = $1,800 + $250 + $20 = $2,070. Move-in allocation = $1,800 ÷ 12 = $150. Effective monthly cost = $2,220. Total lease cost = $26,640.

Result: The rental effectively costs about $2,220 per month over the first lease.

Does the result include a security deposit?

Only if you enter it in one-time move-in costs. Exclude refundable amounts when you want a cash-expense view rather than an upfront cash requirement.

How are utilities handled?

Enter the renter-paid monthly average with other recurring fees. Landlord-paid utilities should not be added.

Why spread move-in costs across the lease?

Allocating them over the lease makes properties with different upfront fees easier to compare monthly.

Can I compare different lease lengths?
