What the result means

Total cash paid is the money required during the lease before any deposit refund.

Actual deposit deductions, renewal charges, damages, service-animal rules, and local legal requirements are not determined by this calculator.

Given: 2 pets, $200 fee each, $300 deposit each, $30 monthly rent each, 18 months, and 80% expected deposit refund.

Calculation: Upfront = 2 × ($200 + $300) = $1,000. Rent = 2 × $30 × 18 = $1,080. Cash paid = $2,080. Expected refund = 2 × $300 × 0.80 = $480.

Result: Estimated net pet cost is $1,600.

Why are total cash paid and net cost different?

Cash paid includes refundable deposits when they are initially due. Net cost subtracts the portion you expect to recover later.

Should I enter charges per pet or for the household?

The fee, deposit, and monthly rent fields are per pet. Convert a household-wide charge to a per-pet equivalent or calculate it separately.

How do I compare leases with different terms?

Use effective monthly net cost, but also compare renewal rules and whether fees repeat at each property.

Does the calculator determine whether a fee is legal?

No. Lease terms and local law control pet charges, deposit treatment, and exemptions.

What if the deposit is fully refundable?

Enter 100% expected refund. The deposit remains in total cash paid but is removed from estimated net cost.
