Why is contingency applied to all base costs?

The model uses a simple project-level reserve. If you prefer to apply different risk allowances to different cost categories, calculate those separately and enter the resulting amounts into the base fields.

Can cost per square foot be compared with a home addition?

It can be a rough benchmark, but the scopes are different. A conversion reuses an existing enclosure, while an addition typically includes new structure, exterior envelope, and foundation work.
