Real projects can vary because of ceiling height, egress work, bathrooms, wet bars, structural changes, moisture remediation, electrical service, HVAC, and local requirements. Use current local quotes for the inputs rather than treating the default values as market averages, and keep major specialty scopes separate when they do not scale well with floor area.

What the result means

The main result is the estimated total budget after contingency. The breakdown shows how much comes from materials, labor, and fixed costs before the reserve.

Avoid double-counting by ensuring items included in your per-square-foot rates are not repeated in the fixed-cost field.

Given:

  • $38/sq ft materials
  • $42/sq ft labor
  • $6,500 fixed costs
  • 12% contingency

Calculation:

Materials = 800 × $38 = $30,400

Labor = 800 × $42 = $33,600

Subtotal = $30,400 + $33,600 + $6,500 = $70,500

Contingency = $70,500 × 0.12 = $8,460

Total = $70,500 + $8,460 = $78,960

Result: $78,960 estimated project budget.

Interpretation: The contingency adds $8,460 above the base modeled scope, giving a visible reserve for uncertainty rather than hiding it inside the unit rates.

What should be included in the material rate?

Include the materials covered by your scope, such as framing, insulation, drywall, flooring, trim, paint, doors, and basic electrical or HVAC materials if appropriate. If a specialty item is priced separately, keep it out of the rate and add it to fixed costs.

Is cost per square foot reliable for a basement?

It is useful for early planning, but two basements of the same size can have very different costs. Bathrooms, bars, egress windows, moisture problems, low ceilings, and utility relocations can dominate the budget.

How should I choose contingency?

Use a percentage that reflects how well the scope and existing conditions are known. A more detailed plan and better site investigation can reduce uncertainty, but the calculator does not prescribe a universal contingency rate.

Should I include DIY labor at market value?

For a cash budget, enter only paid labor. For an economic-cost comparison, you may assign a value to your own time, but keep that interpretation consistent when comparing alternatives.

Can I compare this total directly with a contractor bid?

Yes, but first match the scopes. A bid may include overhead, profit, allowances, permits, cleanup, and specialty trades that you may have placed in different fields.
